Why You Should Have At Least One Home Under Your Name

A friend exclaimed how he just doesn't believe in investing in real estate. He then went on to explain how his ROI on his equity investments, was far superior than ROI he would have got had he invested the amount in real estate. He also mentioned how a big fat home loan would end up hampering his lifestyle. By investing a small amount in stocks, he is able to lead a comfortable lifestyle & earn good ROI. The fact that he doesn't own a home doesn't scare him one bit. After all his parents have two houses, one for him & another for his sibling.

I asked him "What if there is a recession, you lose your job & one of your parents suffers a life threatening disease, the costs for which won't be covered by their insurance?" To which he responded "we will have to sell one of our houses & some of my stock holdings". To which I reminded him , that since it was recession time, he would have to sell his stocks probably at a loss or at a highly reduced profit margin. He would then have to share the 1 home with his sibling's family. Not a rosy picture!

While stocks may offer high returns, we would recommend people to invest in property, preferably a flat, before investing heavily in stocks. While one can invest in stocks, one should sell some of their stock holding once they have enough money to buy a house for themselves. Here are some of the reasons why

 Best Form Of Insurance

Once you have a house under your name, even under the worst circumstances be it a bad marriage, bad economy or your parents leaving you with no money, you need not worry beyond a point. You can always give your house on rent & live off that income till your situation improves.

Real estate is relatively recession proof. When the economy tanks, stock are the first to go down. While real estate prices will get affected & you will find it difficult to sell your house, you will continue to make a neat sum from the rent money. While gold too is recession proof(in fact gold prices go up when the economy is shaky).

Leaving Money For Your Dependents

While your dependents will need a good understanding of the stock markets in order to continue to grow your portfolio, one doesn't need to have in depth knowledge of real estate once they inherit a property.

Gold on the other hand appreciates very slowly & is not a good investment in the long run. One shouldn't have more than 5%-10% of their wealth in gold as gold gives barely 5% returns Y-O-Y.

Staying On Rent V Buying Property

Many millenials do not believe in buying property. They think that the monthly EMI will eat into their salary & leave barely anything for them to enjoy a good lifestyle. While it is true that buying property might make you alter you lifestyle in order to be able to pay the sky high EMI's, it will be worth it in the future. The longer you delay buying a home, the more will be the price you will end up paying to buy property. In the long run if expenses go up, due to inflation, an addition in your family etc you might find it difficult to even pay your monthly rent.

We suggest you buy property on the outskirts of the city, where real estate prices are affordable instead of splurging money on a project which is close to the posh localities. We suggest you stay in your own house. Once your income goes up & you have saved enough, you can always sell your existing home & buy a better house in a better locality.

It doesn't matter whether it is a 1BHK or 3BHK, what is important is to own some real estate. Do not follow the foot steps of Warren Buffett, whose bulk of his wealth is in stocks. He is the exception, not the norm!

Dream11 Pick - DC V MI

The Mumbai Indians and the Delhi Capitals have found momentum in IPL 2019 and are
currently in the top half of the league table. In fact, both the teams are separated by just
net run-rate from each other. They have won five out of the eight matches they have
played and are coming into this match with a lot of confidence.

This match will be the second time that the Mumbai Indians and Delhi Capitals play
against each other in IPL 2019. The first match was won by the Delhi Capitals thanks to
a brilliant inning from Rishab Pant. Both teams have changed their playing eleven a little
since then and it will be interesting to see the effect India’s World Cup 2019 squad
announcement has on the players.
The venue for this match is the Ferozshah Kotla, New Delhi. Ricky Ponting described
the surface here as the worst he has seen in IPL 2019 for the previous match. Whether
things change remains to be seen.

Delhi is perhaps the only team in IPL 2019 that would be dreading the prospect of
playing its home matches. The squad that Delhi has is built around power hitters and
some quality fast bowlers. This not a bunch of players that likes to play attritional cricket
on slow turners but that is exactly what they are served up time after time.
Delhi Capitals have played three matches at home this season. They ended up losing to
Chennai Super Kings, tied the match against Kolkata Knight Riders (eventually winning
in the Super Over), and lost to the Sunrisers Hyderabad.
In all three matches, the Delhi batting suffered a collapse.
Delhi added Colin Munro to the side in the previous match and he made an immediate
impact. Munro smashed three sixes and looked very good during the time he spent at
the crease. Keemo Paul is also another player that performed very well with the ball
during the previous match.
The West-Indian all-rounder is the sixth bowling option for the side and is not
particularly good at batting either. He is, however, likely to find a place in the team
because of his performance in the previous match.
Delhi’s bowling lineup is quite good. Kagiso Rabada is the highest wicket-taker of the
tournament, Ishant Sharma has been good with the new ball, and Chris Morris is
effective at the end of the inning. Axar Patel and Amit Mishra have been given the spin-

bowling responsibilities and both the players have been decent without being
Mumbai has Kieron Pollard and Hardik Pandya in their side, two players that have done
very well against Amit Mishra in the past, and so we think that Amit Mishra might not
play this match.

The Mumbai Indians have really started to come together nicely as a side in the last few
matches. Quinton de Kock and Rohit Sharma are playing aggressively to set the tone of
the inning while the middle order is full of power. Kieron Pollard and Hardik Pandya
have been very good in IPL 2019 and are able to hit sixes with ease from the moment
they arrive at the crease.
Ishan Kishan and Suryakumar Yadav also played a few useful innings in the previous
match to give the batting a very solid look. If anything, we would be concerned at the
fact that Kieron Pollard is once again being shifted down the order minimizing the
number of deliveries he faces in the middle.
One of the biggest advantages that the Mumbai Indians have over the Delhi Capitals is
their ability to play spin bowling. Almost all of their Indian batsmen are good against spin
and that could be decisive in Delhi.
Mumbai Indians also have an advantage when it comes to pressure situations. They
have Jasprit Bumrah and Lasith Malinga, two bowlers who specialize at bowling yorkers
during the end overs. The middle order of Hardik Pandya, Kieron Pollard, and Krunal
Pandya is also very good in tough situations.
The bowling attack had Jason Behrendorff, Rahul Chahar, and the two Pandya brothers
alongside Bumrah and Malinga in the previous match. That is an excellent bowling
lineup with options for any kind of playing surface they may encounter.
We don’t think there will be any change in the Mumbai Indians playing eleven for this
match either.
The only possible weakness that is seen in the Mumbai Indians side is a tendency to
over attack while batting first. All of their batsmen perform better with a target in front of
them. Batting first can be difficult since they aim for a total that may be a bit too high at
times and end up falling very short.

DC vs MI IPL 2019 is going to be played at the Ferozshah Kotla Stadium, New Delhi.
The weather forecast for the match is quite good. Clear skies are expected and there is
next to no threat of rain. The real question is going to be about the playing surface.
We have seen the Feroz Shah Kotla over the years and it has started being a spinner’s
paradise. There is not much that the groundsman can do in such a short span of time to
be able to change the nature of the pitch.
The spinners are going to play a major role and run-scoring will not be as fluent as it
has been at other venues.
o Quinton de Kock

My Money is on MI...
 Both teams are in good form heading into this match
 Delhi Capitals have won their last three matches against the Mumbai Indians
 The playing conditions in Delhi are spin-friendly

Dream11 Pick - KXIP V RR

As the saying goes, Sport can be a cruel leveler and it may very well happen in the matches to come. With Rajasthan Royals set to take on Kings XI Punjab, the pictures of the infamous Buttler run-out will light up in the minds of cricket fans of both the sides. Both the sides have come a long way since then and while Kings XI Punjab are still pretty much strong contenders for a playoff spot, things aren't as bright for the Royals. Having said that, the Royals are coming off a brilliant win in their last match whereas Kings XI
Punjab after a heart-wrenching defeat and things could take an interesting turn in this game as well. The battle between Ravichandran Ashwin and Jos Buttler will be the one to watch out for when the two sides lock horns at Punjab Cricket Association, Mohali in two days
time on Tuesday, 16th April.

Kings XI Punjab's last loss was more seen as Royal Challengers Bangalore's first win as KXIP became the first team to be trumped by Virat
Kohli's side. With that loss, the Kings XI Punjab dropped down to the fifth spot in the points table and will slide further if they're unable to win
their upcoming contest.

So far in the tournament, Kings XI Punjab haven't really been able to garner any momentum whatsoever. Their wins have been sporadic which
speaks volumes about the consistency of the side. However, they have been brilliant while playing at home where they have won seven out of their last eight matches. Notably, their loss against RCB brought an end to their seven-match win streak at home.

Kings XI Punjab have had players in and out of their side due to injuries which has led to a little instability. Additionally, Ravichandran Ashwin has probably tried too many things and their bizarre and poor tactics have probably cost them four important points. They were poor with the ball and in the field against RCB, and while dew had a big role to play there, it could not really be taken in as an excuse.

On paper, Kings XI Punjab appear to be rock-solid, especially with the bat. KL Rahul and Chris Gayle are one of the most explosive opening pairs of the tournament and will once again be the key to their success. However, the rest of their batting order has hardly produced any runs with the exception of Mayank Agarwal. They are over-reliant on their opening pair and have a fragile batting unit. Similarly, there is lack of variety in their bowling lineup which can struggle when pitted against a quality batting lineup and in conditions not as good for bowling - both of which was the case against Royal Challengers Bangalore. Overall, Kings XI Punjab can be a power-house on their day and the fact that they are playing their next match at home definitely makes them a worthy opponent.

Saturday was a day of delight for both the Royals of the IPL - Royal Challengers Bangalore and Rajasthan Royals. While RCB got off the mark with their win over Kings XI Punjab, Rajasthan Royals just managed to crawl across the line against the powerful Mumbai Indians. Rajasthan Royals are second from the bottom with two wins in seven matches amounting to four points. Their poor net run rate means that they need to win almost all of their remaining games to ascertain their qualification to the next round.

Although Royals gobbled up two important points, they made plenty of mistakes - probably more than Mumbai Indians. Their win was largely possible because of Jos Buttler's swashbuckling knock who swatted 89 runs off just 43 deliveries. However, post his dismissal Royals found themselves in familiar territory as they slid to 174 for 6 from 147 for 1 before Shreyas Gopal sealed it for them in the last over.

Up until now in the tournament, Rajasthan Royals have so often found themselves in the positions to dictate terms, but their fragile middle-order has been found wanting every single time. They rested Ben Stokes in the last match and brought in another English all-rounder in Liam Livingstone, but there no change whatsoever in the end result. It would be interesting to see if Royals retain Livingstone in the playing eleven or bring Stokes back in.

All in all, Rajasthan Royals are an extremely well-balanced side on paper, but they haven't been able to replicate that on the field. The likes of Steven Smith, Ben Stokes, and Sanju Samson have struggled to produce runs when required. As of now, they are certainly a little too over-reliant on Jos Buttler. Their bowling, however, looks good with Jofra Archer and Shreyas Gopal doing exceedingly well in the last few matches. Dhaval Kulkarni bowled an important spell upfront in the last match which should have acted as a confidence booster for him. The last match's win might just be the magic potion the Royals were looking for and they will certainly not be easy to get past of Tuesday.

- Rajasthan Royals have more experienced middle-order as compared to Kings XI Punjab.

- Momentum so often plays a decisive role in the shortest format of the game and Rajasthan Royals are coming off a vital win.

- The likes of Jofra Archer, Shreyas Gopal, and Dhaval Kulkarni have done exceptionally well with the ball in their last few matches.

- Kings XI Punjab are coming off two consecutive defeats while Rajasthan Royals have gained momentum with win in their last match.

- Kings XI Punjab defeated Rajasthan Royals by 14 runs when the two teams faced each other in their first clash of the ongoing season.

- Kings XI Punjab have won three out of the four matches they have played so far at their home ground this IPL season.

My Dream 11 pick :

KL Rahul
Jos Buttler (C)
Chris Gayle (VC)
Mayank Agarwal
Steve Smith
Ajinkya Rahane
Ravi Ashwin
Mohammad Shami
Shreyas Gopal
Jaydev Unadkat
Murugan Ashwin

The Two Attributes That Are The Reasons Behind BJP Defeating Congress Time & Again

Since 2013-14, when Modi-Shah took over the reins of BJP from LK Advani & his coterie, the BJP has turned into an election winning machine. If opinion polls are to be believed they will win the upcoming general elections as well.

We tell you, the two biggest reasons behind the Modi-Shah duo's several election victories, despite Congress being the oldest party in the country

1) Cunning

In the first few scenes of the movie Singham, a inspector shoots himself. He leaves a suicide note where he blames a goon. Another inspector - Bajirao Singham, takes over the reins of the police station. The people who drove the previous inspector to suicide believe that Bajirao Singham too will commit suicide, but they are in for a rude shock. Bajirao Singham manages to beat them at their own game.

PM AB Vajpayee lost the 2004 elections, despite doing stellar work in terms of reforms, infrastructure development & a buoyant economy. One of the reasons for the loss has been attributed to the "India Shining" campaign spearheaded by late parliamentarian Pramod Mahajan. The other reason is the anti-incumbency which had crept in after 6 years of Vajpayee government at the centre. While urban India was growing at a fast clip, rural India was reeling under farmer distress due to poor rainfall.

But the biggest reason why Vajpayee lost was because Sonia Gandhi - the then INC president was more cunning than PM Vajpayee. AB Vajpayee was a man of principles. He did not stop himself from praising Indira Gandhi over the victory over Pakistan in the 1971 war. This is much unlike the current Congress party which demands "proof" of surgical strikes conducted on Pakistani soil. Sonia Gandhi accused PM AB Vajpayee of the Coffin Scam. Not surprisingly after BJP lost the election, the case was withdrawn. Truth is that there was no case against PM Vajpayee. Sonia Sandhi & her cronies cooked up a case to tarnish PM AB Vajpayee's squeaky clean credentials & were successful in their mission.

But PM Modi & Amit Shah know how to beat The Gandhis at their own game. They waited 4 years before tightening the screws around land scam accused Robert Vadra - who is Sonia Gandhi's son-in-law. They know that people have a short memory, had Robert Vadra been charged in the 1st year, the voters would have forgotten about it by now ie when elections are around the corner. Christian Michel too has been brought in at the opportune time to remind people of the Gandhi family's many crimes. PM Modi's flagship welfare schemes - Ayushmann Bharat & universal basic income which have a far reaching impact on making the lives of poor were launched in the 4th year. While tax slabs were lowered for the middle class in the interim budget just a few months before elections. The Pulwama terror attack & the subsequent Balakot bombings only added to PM Modi's aura.

People often complain that Modi-Shah are not as principled as Vajpayee. They compare Sonia Gandhi to Modi & often crib that Modi too is no saint. While this is true, one must not forget that PM Modi has a squeaky clean image when it comes to corruption, governance & dynasty politics. He has worked very hard for the development, betterment of the nation. if he won;t be as cunning & shrewd as the Gandhis, he would be defeated just like Vajpayee was. Sadly for the Gandhis PM Modi is no Vajpayee.

Since the time PM Modi & Amit Shah have taken over the reins of BJP, they have turned BJP into a performance oriented meritrocratic party. it doesn't matter how senior you are in the party or whether your parent is a high ranking member of the party. If you are popular & a performing member of the party, you will be promoted, given opportunities to showcase your talent.

The BJP is not averse to poaching performing MP's/MLA's from the opposition either. Over the years BJP has poached some key members from the opposition, which has led to huge victories in subsequent polls.

On the other hand Amit Shah - BJP president, hasn't shied away from dropping sitting legislators if their performance has not been up to their expectations. PM Modi too didn't waste time in dropping his non-performing ministers from his cabinet & reward the ministers who have performed well. That explains Piyush Goyal's meteoric rise in the BJP.

The Congress on the other hand has slow to react. Rahul Gandhi has given non-performing legislators the long rope, which in turn has led to bad performances in the elections. His choice of CM's post victories in the state elections of MP, Rajasthan & Chattisgarh too might come to haunt him later.

One of the biggest strengths of any party/ organisation is it talent. How long the Congress party or the other parties continue to stay relevant with most of their key members being poached by the BJP remains to be seen.

Dream11 Pick - Kolkata Knight Riders V Delhi Capitals

Kolkata Knights Riders have just been handed their second defeat of IPL 2019 by the Chennai Super Kings. They now head home to play the Delhi Capitals, the only other side to have defeated them this year. That previous match against the Delhi Capitals went to the Super Over and could have gone either way. KKR will be hoping to exact some revenge at their home ground this time around.'

The Delhi Capitals managed to end their losing streak against the hapless Royal Challengers Bangalore. Now, however, they must raise their game to try and get past one of the strongest sides of the tournament.

With three wins from six matches, the Delhi Capitals are not too far behind the rest of the group but they must try and win at least five out of their remaining eight matches to have some hope of qualifying. That does not leave them too much margin of error.

Andre Russell continued to have an unbelievable IPL 2019 as he singlehandedly dragged KKR to some sort of a score against CSK. His inning of 50 not out was almost 50 percent of the final total and miles ahead of everyone else. He has more sixes than anyone else in the tournament, has a better strike rate than anyone else, and is one of the highest run-getters in the entire IPL.

The Eden Gardens has become an excellent batting pitch and we think the batting might of KKR could be on display. One big worry for the team is going to be the injury scare to Andre Russell. He seemed to have injured his hand against CSK while batting and could miss out playing in this match.

The bowling for KKR has been a concern. Harry Gurney started the IPL well but was ineffective in the previous match. Prasiddh Krishna has not been in the wickets this season and the spinners have not had the kind of success they would have liked either. Sunil Narine, Piyush Chawla, and Kuldeep Yadav are the three bowlers that need to be at their best in the upcoming match to be able to get past the strong Delhi batting lineup.

There is no doubt that the core of the Kolkata team is very strong and they love playing at home. The loss against CSK will not dent their confidence too much but the availability of Andre Russell could have a big impact on the game.

The Delhi side has been struggling to find its right balance and get its IPL 2019 campaign back on track. They are also a side that is filled with match winners but has not been able to get the players to perform to their full potential.

The biggest worry that Delhi Capitals would have is the form of Shikhar Dhawan. As a senior player of the side and one of the best white ball batsmen in the world, Dhawan would have hoped to have more impact in IPL 2019 than he has had.

The pitch at Eden Gardens could suit his game and allow him to play freely. Prithvi Shaw is ultra-attacking at the top but often plays too many risky shots and throws away his wicket. Shreyas Iyer is the player that is emerging as the rock in Delhi’s fragile lineup.

We liked the move of sending Colin Ingram up the order in front of Rishab Pant in the previous match and hope that it would continue. Lower order collapses have almost become a certainty for the Delhi team and this is a big worry as well.

Chris Morris has had a horror time with the bat and this uncertainty about the lower order will end up increasing the pressure on the top-order batsmen.
Delhi’s bowling attack could do quite well at the Eden Gardens. Kagiso Rabada, Chris Morris, Sandeep Lamichanne, Ishant Sharma, and Axar Patel form a very strong bowling attack. Rahul Tewatia continues to get a chance in the playing eleven and his bowling has not been too bad but we still think Delhi could find someone else instead of him to bolster their side.

KKR vs DC IPL 2019 is going to be played at the Eden Gardens, Kolkata. The weather is expected to be clear on match day in Kolkata. Humidity is expected to be quite high, though, and that could mean a tough time for the spinners.
The pitch at Eden Gardens is excellent for batting. It has some pace and bounce in it for the fast bowlers as well. Trent Boult would have some excellent memories at this ground from previous IPL seasons and we would not be surprised to see him get a chance either.
A score of around 180 should be considered as par on this surface.

My Dream 11 Pick:

Rishab Pant
Chris Lynn (C)
Shreyas Iyer
Robin Uthappa
Prithvi Shaw
Colin Ingram (vc)
Andre Russell
Sunil Narine
Kagiso Rabada
Sandeep Lamichhane
Kuldeep Yadav

Tips To Get You Passport Without Any Hassles

The last time I renewed my passport was in the year 2010, when Congress was in power. I remember paying money to a tout to get my passport. I got my passport without having to go to the passport office. Goes without saying that palms were greased to complete the process. I had to pay a bribe at my local police station to get my passport. But with so much praise being heaped on Mrs. Sushma Swaraj's efforts to transform the process, we were hoping that this time around our experience is a seamless one. Read our article to find out how our experience & some tips to get your passport without any hassles whatsoever.

Form Filling

We googled "passport renewal" on our laptop & the link to the passport site was the topmost search item. We clicked on the  link & we were take  to a decently designed website(very good by PSU standards). We filled a form - which took around 10mins & paid the fees via our credit card. We uploaded copies of our aadhar card & that was it. The next day we received a call from the call centre . They asked to choose the passport centre & time. We picked the lower parel centre owing to its closeness to our office.

Passport Office

We reached the passport office  15 min earlier than the reporting time which was 10.30AM. Unfortunately, it turned out be a bad decision. We had to wait for 30 mins ie till the appointment time which was 10.45AM. We were told that we weren't allowed to enter the office till 10.45AM. The month this happened was in March & the heat was unbearable. Thankfully, there was a seating area outside the office, where many like us were waiting. We stood in the queue outside the office at our reporting time ie 10.30AM & were made to wait in the sun for another 15mins.

Finally at 10.45AM, it was our turn to enter the office. There were several lines to deliver the documents. We chose one line. On reaching the start of the line, a staffer asked us to submit a copy of our aadhar card & the original, the first two & the last two pages of our existing passport. We made the mistake of taking a printout of the camscanner scanned image of aadhar card & were asked to take a photo copy instead. There was a   xerox machine inside the premises & were were charged a nominal amount for the photocopy. After   submitting the photo copy of the aadhar card, we were asked to enter another section inside the office & were given a token number. On seeing the toke number flash on a TV screen, were were asked to enter A section of the office. On entering the A section, we reached the desk of the staffer, who asked us to submit our documents. She then proceeded to take our finger prints & pics. After this were were asked to go to the B section. At the B-section we our documents were again verified & were asked to go to the c-section.

We had to wait for approx. 5mins our token number(issued after we submitted the aadhar card copy)to be flashed on the TV screen. Again our documents were checked, then signed & stamped. We were then asked to the D-section. We had to wait for 10 mins before our turn came. We were then asked to present our documents, sign  a few times & we were told the process is complete. Before leaving the premises, we were told to fill the feedback form & our address details.

Within 3-4 days, our passport arrived via speed post! There were no demands for bribes from the cops or anyone involved. It was truly a first world experience. Kudos to PM Modi & Mrs. Sushma Swaraj for transforming the process entirely.

The entire process took approx. an hour. Here are some tips to make your visit hassle free

  • Remember to take photo copies of your aadhar card, education proof(which we weren't asked to submit) & first, last two pages of your passport. Do carry the original documents as well.
  • Do not take a camscanner scanned prinout of the document as it will be rejected.
  • Do not reach the venue too early. Reach a few mins before your appointment time.
  • Remember to carry a book or some good music/movies on your phone. You will have to wait for quite a while.
  • If you are getting the passport renewed, the process will be very simple.
  • If you opt for tatkaal, the process is even faster.
  • There is no need to pay a bribe

Dream11 Pick - Rajasthan Royals V Kolkata Knight Riders - 7th April

After yesterday's one sided match between MI & SRH, we move on to the Dream11 predictions of our next match - Rajasthan Royals V Kolkata Knight Riders

With a majority of the contingent of their overseas players set to fly back home in the last leg of the group stage, it is imperative for the Royals to accumulate as many points as possible early in the tournament. They've, however, been unsuccessful in doing so up until now and really need to kick on from here.

Rajasthan Royals are currently struggling to get their bowling combination right and with Andre Russell's threat looming large, they just cannot afford to take a step wrong in their next game. Barring Shreyas Gopal, who has shown tremendous control over his leg-spinners, all their bowlers - local and overseas, have been belted across the boundary in almost all the matches.

To add to Rajasthan Royals' worries, Andre Russell is yet to be dismissed by the Blues since their return to the tournament. Jaydev Unadkat's dip in the form began with Russell's assault on him in the previous edition of the tournament and although Unadkat is unlikely to play in the upcoming encounter, it certainly does limit RR as far as bowling options are concerned. The contest between Jofra Archer and Andre Russell will be one exciting one to watch and considering Archer's ability to bowl accurate yorkers, he will be the perfect candidate to neutralize the Russell threat.

Just like their bowling, their batting too appears to be a little fragile. Their middle order - which is as explosive as it can get on paper hasn't been able to finish games yet. However, Jos Buttler, Sanju Samson, and Ajinkya Rahane have looked fluent and a lot will depend on their performance in the upcoming fixture.

Just like Rajasthan Royals, Kolkata Knight Riders have plenty of issues to address. Except for Nitish Rana and Andre Russell, none of their top-order batsmen have been consistent enough and in most of the matches, they've needed Andre Russell to play a blinder to bail them out.

Apart from one fifty, Dinesh Karthik has struggled to close out games and it is one of the biggest reason to include Shubham Gill in their batting lineup. In addition to their inconsistent batting, their bowling has struggled to contain batsmen in the death overs.

Prasidh Krishna and Lokie Ferguson have been expensive and other options pose too much of risk to be given a chance. Having said that, the spin trio of Sunil Narine, Kuldeep Yadav, and Piyush Chawla pose a bigger threat as compared to the Royals' counterpart.

Kolkata Knight Riders are currently sitting pretty at the second spot in the points table and that is largely due to Russell's incredible hitting in almost all the matches. They appear to be a little over-reliant on Andre Russell, but that has been working for them so they wouldn't really be too concerned.

RR vs KKR Team News

- Both the sides are expected to remain unchanged.

- Sanju Samson can come back in place of Stuart Binny.

- Jofra Archer - with his pace and accuracy may well turn out to be the perfect man to dismiss Andre Russell's threat.

- Beating Rajasthan Royals at Jaipur has always been difficult which is evident by terrific home record.

- Jos Buttler is in fabulous form and won't be easy to stop for the inconsistent KKR bowlers.

- Rajasthan Royals recorded their first win of the 2019 Indian Premier League at the fourth attempt last time out.

- Jos Buttler has hit half-centuries in both matches in Jaipur so far, and has 139 runs in total in this season's competition.

- Kolkata Knight Riders have won three from four, meanwhile, with Andre Russell's explosive batting form central to that.

My Dream 11 pick :

Jos Buttler (C)
Sanju Samson
Ajinkya Rahane
Chris Lynn
Nitish Rana
Andre Russell (VC)
Shreyas Gopal
Piyush Chawla
Dhaval Kulkarni
Jofra Archer

Dream11 Pick - KXIP V CSK - 6th April

As the weekend is down the line, the twelfth season of Vivo IPL is back with two double headers. The first clash of Saturday’s double header is a high-tension battle between the two of the most successful teams of this edition – Chennai Super Kings vs Kings XI Punjab. Placed in the first half of the table, both the sides have managed three wins and one loss in four outings so far.

After three wins on the trot,  Chennai Super Kings faced their first defeat in the last encounter against Mumbai Indians on Wednesday while Kings Xi Punjab registered a dramatic win over Delhi Capitals in their last encounter, courtesy Sam Curran’s hat trick.

The match will be played at MA Chidambaram Stadium in Chennai and Super Kings will be the first favourites to win the contest. The defending champions have secured two wins in as many home encounters and it will be interesting to watch if they manage three wins in a row at thier den.

Pitch Report & Venue Stats:

While it was a turner in the tournament opener, the wicket looked far better in the previous game between RR and CSK. A total of 360+ runs were scored in both innings while 13 wickets fell in total. Spinners will be difficult to play here as the wicket will remain on the slower side. Patience will be the key in batting.
Matches won batting first – 30.
Matches won bowling first – 19.

CSK vs KXIP IPL 2019 is going to be played at the MS Chidambaram Stadium, Chennai. There is no chance of rain on match day according to the weather department. Humidity is going to be high but since this is a day match, that should not be too much of a factor either.
The pitch in Chennai is slow and offers help to the spinners. It played better than expected for the batsmen in the previous match here but we definitely expect some more help to the slower bowlers this time around.
A score of 160 is going to be very hard to chase down.

KXIP vs CSK Team News:

-Dwayne Bravo is ruled out for two weeks

-Scott Kuggleiejn was seen practising in the nets

-Harbhajan Singh can return for this game

-C Gayle is expected to return for tomorrow’s clash

-H Viljoen can make way for him.

- Defending champions Chennai Super Kings lost for the first time in the 2019 Indian Premier League when they suffered defeat to Mumbai last time out.

- It leaves them level with Kings XI Punjab on three wins from four matches so far.

- English all-rounder Sam Curran was Kings XI's hero last time out, taking a hat-trick and recording figures of 4-11 as Delhi Capitals collapsed from 144/3 to 152 all out in a 14-run Kings XI win.

The team winning the toss is likely to want to bat first. This is a day match and so dew is not going to be a factor. The pitch could take more turn in the second half of the inning and make run-scoring more difficult.

My dream 11 pick :

MS Dhoni
Suresh Raina (vc)
Mayank Aggarwal
David Miller
Kedar Jadhav
Dwayne Bravo
Ravindra Jadeja
Ravi Ashwin
Imran Tahir (C)
Mujeeb ur Rahman

The Biggest Reason Why People Trust Modi Over Rahul

It is election season & both the main policical parties are trying their best to outdo the other. While BJP has been shrewdly using the power of movies to endear PM Modi to the voters, the Congress is taking what comes across as desperate measures to woo the voters. The NYAY scheme which was announced recently is one such measure.

Most of the opinion polls are hugely in favour of PM Modi. As per a recent poll 63% of the voters said PM Modi is the best PM India has ever had till date.

When questioned about Rahul, voters are of the opinion that he has come a long way but "ab bhi aur seekhna hai"(he still has a lot to learn). The other leaders of the mahagathbandhan barely get spoken about.

PM Modi continues to enjoy the love & support of  most of his followers even after 5 years of being at the helm. Which brings us to the question - Why do people trust PM Modi over Rahul Gandhi?

The biggest reason behind people believing in PM Modi's poll promises & not taking Rahul Gandhi's NYAY scheme is credibility. While PM Modi too hasn't fulfilled all his poll promises which include Ram Mandir, Labour reforms, land reforms etc he has fulfilled a big chunk of his promises. While a lot of people viewed PM Modi's promises with scepticism 5 years back, they were amazed about how PM Modi did actually walk the talk on corruption, black money & bringing reforms like GST, IBC. PM Modi's credibility is the only reason why people didn't revolt against demonetization, despite facing hardships. PM Modi enjoys this level of credibility thanks to years of serving his electorate & exceeding their expectations. Congress continues to attack PM Modi over his alleged poll promise of 15L. But truth is that he never made that claim. But he did not clarify the issue either, which is coming back to haunt him now.

Rahul Gandhi on the other hand has a poor track record. His constituency - Amethi is never cited as an example for development. Till a few years back they had intermittent electricity, few job opportunities & poor infrastructure. None of the other Congress ruled states too do not boast of a great track record. While many voted the SAD-BJP combine out of power in Punjab due to the drug menace, the Amarinder Singh led Congress government has not been a to do much to curb the drug menace. The other Congress ruled states - Karnataka, MP, Rajasthan, Chattisgarh too are ridden with corruption, red tape related issues. The Congress party has faced a credibility issue right from Indira Gandhi regime due to their poor track record of fulfilling their poll promises. Not only did Congress governments at the centre not fulfill poll promises, they indulged in industrial scale corruption to fill their coffers. This very track will haunt them during the upcoming elections.

Thankfully the Indian voter is not gullible as they used to be & is refusing to take Congress's poll claims seriously.

Dream11 Pick - Royal Challengers Bangalore V Kolkata Knight Riders - April 5th

Bottom-placed Royal Challengers Bangalore will be hosting Kolkata Knight Riders tomorrow at M Chinnaswamy Stadium with the sole aim of opening their account. RCB is the only side yet to secure a win in the tournament. In four games, they have faced four defeats and are placed at the bottom of the league table.

RCB standing at the verge of being knocked out

The tournament is barely in the second week and Royal Challengers Bangalore has already decided their fate – the first side to be knocked out of the tournament. Four defeats in four matches have left the side wondering about what’s missing out. The dejected skipper Virat Kohli is still searching for the right combinations as the side has completely disappointed the fans in all three departments. Barring Parthiv Patel and AB de Villiers – the only ones to score fifty, nobody else has managed to put an impact with the bat. Shimron Hetmyer, Moen Ali, C de Grandhomme and all the other big names even including skipper Virat Kohli have disappointed the fans to the core. Fielding is another concern for RCB as two-three chances on an average have been dropped in all four games played so far.

KKR looks to gain momentum

With two wins and one defeat in three encounters, Kolkata Knight Riders are comfortably sitting at the fourth spot and would be eyeing to carry their momentum forward. After starting the campaign with two wins in two home fixtures, Kolkata Knight Riders faced their first defeat of the season in the Super Over against Delhi Capitals at Feroz Shah Kotla after both the teams managed 185 runs in their respective innings.

Andre Russell has been the game changer for the side in all the three games scoring – 49*,  48 and 62.  Once again he will be in the spotlight against RCB as the short boundaries of M Chinnaswamy makes him a perfect candidate for ‘Game Changer’.

RCB vs KKR Team News

- Sunil Narine missed the last game and is expected to return against RCB tomorrow

- Nikhil Naik is expected to make way for him

- RCB might rope in N Coulter Nile or Tim Southee to strengthen their pace attack

- Shimron Hetmyer has failed in all four innings now. He will be under scrutiny.

- Royal Challengers Bangalore will be playing under a lot of pressure after having faced defeats in each of their first four matches.

- Kolkata Knight Riders have a pretty well settled line-up but there seems to be an over-dependence on Andre Russell every time.

- Royal Challengers Bangalore are playing at home but they have lost their last three matches to Kolkata Knight Riders at this ground.

M.Chinnaswamy Stadium: Pitch report & Stats

Unlike the past few years, the first encounter between RCB and MI at M.Chinnaswamy Stadium was a typical high-scoring clash which saw 180+ runs scored in both the innings. Typically, a high scoring venue, M Chinnaswamy saw one of the slowest turfs in last two years but the previous game reflected the true wicket at the venue. Expect tomorrow’s encounter also to be a high-scoring entertainer. The short boundaries make it a heaven for batsmen and the average first innings score at this venue in IPL is 169.

My Dream 11 pick :

Dinesh Karthik
AB de Villiers
Chris Lynn
Nitish Rana
Robin Uthappa
Andre Russell
Marcus Stoinis
Washington Sundar
Yuzvendra Chahal
Lockie Ferguson
Nathan Coulter-Nile.

Car AC Hacks - How To Optimize Your Car's AC & Save Fuel

Summer in India is replete with hot outdoors, sweat & pollution. Your car's AC is your saviour during the summer. We will show you how to optimize your car AC

AC Vent

When there are 3-4 passengers in you car, they often tend to change the direction of the vents as per their convenience. The next day when you are on your way to work, you direct all the AC vents towards you & it takes a while for the AC to cool your car. But this is not the best practice to optimize your car AC.

The best practice is to shut the AC vents which are far from you & rely only on those AC vents which are close to you. If there are 4 vents in the front - 1 on each corner & 2 in the middle, we would suggest you shut the vent on the opposite corner. One should also remember to shut the vent in the rear part of the car if travelling alone. This will channel all the cool air to the vents which are close to you. This will lead to your body getting cooled faster & even improving you car's mileage.

AC Temperature

People often tend to keep the AC temperature as low as 18-20 degree celsius. This practice is a colossal waste of your car's petrol.

Studies have shown that when the AC is lower than 22 degree celsius, the pores on your skin gets blocked. The optimal temperature for your car AC is 24 degree celsius. Indians are not used to 18 degree celsius & can make you fall sick. 24 degree celsius on the other hand will make you feel comfortable. Keeping the car AC at 24 degree celsius also leads to lower consumption of petrol & thus better mileage.

How To Cool Your Car After It Is Parked Under The Sun

During peak summer season, your car may get heated up even if you leave it under the sun for 30-45 mins. People often tend to run their car AC on full blast to cool their car down.

We would suggest you to instead lower your car windows for a few mins, as you take your car out. After 2-3 mins of keeping your windows down, the hot air in your car will escape. We would suggest you to start your AC after 2-3 mins. Your AC will require much lesser time to cool your car down & will save you some petrol as well.

We hope these hacks were useful for you. Please do write to us in case of any queries.

Dream11 Pick - RCB V RR - 2nd March

The only two teams – Rajasthan Royals and Royal Challengers Bangalore – yet to win a game in Vivo IPL 2019 will be squaring off against each other at Sawai Man Singh Stadium in Jaipur on Tuesday night. The starting week of the tournament has been disappointing for both Rajasthan and Bangalore as the two sides are reeling at the bottom spots in the ladder and are in desperate need of a win to resurrect their campaign.

RCB backing itself to come back stronger.
One of the biggest franchise in terms of fan power – RCB has once again started the campaign from the bottom spot. With three defeats in as many encounters, RCB is placed at bottom spot in the league standings. Boasting the firepowers of V Kohli, AB de Villiers, Shimron Hetmyer, Moen Ali and Parthiv Patel in the batting ranks, RCB has failed to deliver on the most of the occasion.

The scenario is again the same – the overdependence on V Kohli and AB de Villiers. After folding up at mere 70 runs in the opener at MA Chidambaram, RCB got bowled out for 113 runs while chasing 231 runs total against SRH on Sunday. The same is the case in bowling, Umesh Yadav, Yuzvendra Chahal, M Siraj, Moen Ali have looked off-colour in bowling.
The good news for RCB is that Marcus Stoinis and N Coulter-Nile are set to join the squad as the Australian duo is has left from UAE, after whitewashing Pakistan by 5-0 in the ODI series.
So, with a couple of changes in the playing 11, RCB will look to get back to returning ways with a win in Sawai Man Singh.

Royals gear up to turn the tides at their fortress.

Rajasthan Royals are gearing up for their second home encounter on Tuesday against RCB. They have played good cricket but it’s the luck which is not in their favour so far. In the first home game against Kings XI Punjab, it was Ashwin mankading R Buttler which proved out to be the turning point of the game as RR lost it by 14 runs.

In the second game against SRH, it was David Warner’s quickfire (69 of 37 balls) that overshadowed Sanju Samson’s unbeaten ton while in the last game against CSK, RR failed to pull off in the last over and succumbed to 8 runs defeat.

Sawai Man Singh Stadium: Pitch Report & Stats.

Like the first game between RR and KXIP, the Sawai Man Singh Stadium in Jaipur will assist batsmen more. Although there were some dry patches and some grassy areas on the pitch, it looks like a good wicket to bat on. The average first innings score at this venue in IPL is 156, so expect the side batting first to post a total between 160-180. Also, the chasing side has won more games at this venue so it won’t be of many surprises if the toss winning side elects to field first.

RR vs RCB Team News.

- Both the teams have lost their first three encounters and will surely undergo a couple of changes

- Marcus Stoinis and N Coulter Nile are set to join RCB squad as the duo has left from UAE, after whitewashing Pakistan by 5-0 in the ODI series

- RCB hasn’t tested Tim Southee so far and he is also in contention for tomorrow’s game

- C de Grandhomme, Moen Ali, Shivam Dube and Mohd Siraj are in radar after failing to impress in the tournament so far

- Ashton Turner has arrived in Jaipur and is expected to strengthen RR’s middle order. He was taking part in the ODI series against Pakistan in UAE

- Jaidev Unadkat and Dhawal Kulkarni might get axed from tomorrow’s playing XI.

My Dream 11 pick :

Jos Buttler - (C)
Virat Kohli
Ajinkya Rahane
AB de Villiers - (V/C)
Sanju Samson
Shimron Hetmyer
Moeen Ali
Colin de Grandhomme
Jofra Archer
Shreyas Gopal
Dhaval Kulkarni
